Yes, buying a home in Petaluma before selling your current home may be possible. The right approach depends on your financing, available equity, cash reserves, and how comfortably you can cover both homes during the transition.


Maybe you need a bigger backyard, want to downsize, or are hoping to move from a two-story house into a single-story home. You’re ready for a change—but your down payment is tied up in the home you already own.


Or perhaps the thought of keeping your house ready for showings while juggling kids, work, and everyday life sounds exhausting. As a mom of two, I understand that!

  • Paint, repair, or stage your current home after moving out.
  • Make showings easier without working around your daily routine.
  • Submit an offer that does not depend on selling your existing home, if your financing supports it.


An offer without a home-sale contingency may appeal to a seller because it removes one dependency. But we still need to consider the price, financing, other terms, and the risk you would be taking.


The convenience is valuable only if the financial plan feels manageable.


Start With a Lender—and Your Own Comfort Level


Before we get serious about your next Petaluma home, I recommend having a lender review your situation.


Having equity helps, but equity alone does not guarantee approval. Ask:

  • Can I qualify for the new purchase while keeping my current mortgage?
  • Where will my down payment and closing costs come from?
  • What reserves will I need?
  • How would additional borrowing affect my qualification?
  • What happens if my current home takes longer to sell?


Then ask yourself: Even if I qualify, am I comfortable carrying both homes?


I want you to feel confident about the payment and the transition. A lender’s approval is one part of that decision.

How Could You Access Your Equity?


Depending on your circumstances, a lender may discuss options such as a bridge loan or a home equity line of credit.


A bridge loan is short-term financing that may help cover the gap between buying your next home and selling your existing one. Ask about fees, interest, repayment deadlines, and what happens if your sale is delayed.


A home equity line of credit, or HELOC, lets eligible homeowners borrow against available equity. It adds debt secured by your home, and its payments must fit your budget. Failure to repay can put the home at risk.


Neither option is automatically the right choice. Have the lender compare the costs and requirements in writing before you make an offer.


What Would It Cost to Own Two Homes?


Let’s look beyond the down payment.


Your temporary overlap could include:


  • Two mortgage payments.
  • Property taxes and insurance.
  • Utilities and maintenance at both properties.
  • Moving expenses.
  • Repairs, cleaning, and staging.
  • Payments and fees associated with additional financing.


I would encourage you to run more than one timeline. What would a one-month overlap cost? What about three months?


That exercise helps you set a comfortable limit before you fall in love with the next house.


Plan Your Petaluma Home Sale Before You Buy
